Property transaction
A client requests a quick sale of a number of office properties, with an express price expectation. Tenzing analyses the properties and subsequently presents a sales strategy and an estimated price for the property. The recommendation consists of three different sales procedures:
1. One of the office properties very well meets the criteria of several investors, whereupon Tenzing recommends broad marketing with a clear transaction procedures and timetable. The property is marketed over two weeks and several bids are received. The investor with the highest bid receives a short exclusivity period in order to carry out in-depth studies of the property. Thereafter, negotiations are carried out and agreement is reached regarding the deal within the timeframe. The expected price is exceeded.
2. One of the properties more than fulfils all the investment criteria of a locally-active investor. Tenzing recommends the client to present the property at a fixed price and with express terms and conditions to the intended investor. The client follows the advice and negotiations and in-depth investigations are commenced forthwith. The sale is completed at the recommended price and within the proposed time.
3. Tenzing believes that the third property is less valuable. The sales process is adjusted in order to create contact with a small number of investors, where Tenzing knows, in advance, that they have the capacity and authority to decide upon this type of investment. Tenzing contacts the right persons with each investor. Bids are received, whereupon the client chooses to commence exclusive negotiations with one of the parties. The negotiations are successful and the transaction is completed with the chosen investor to a satisfactory result for the client.
